When is rent due?

Rent is due on the 1st day of every month with a grace period that lasts until the 3rd. Rent is considered late on the 4th in which a $50.00 fee will be charged and $5.00 per day after the 4th until rent is collected.

How can I pay rent?

Rent can be paid at the office and online. Rent may be paid by check, certified funds or credit card. Cash is not accepted. Residents can also pay online through Resident Central (there is a convenience fee that varies for each community).

What least terms are available?

Trillium offers leases of 6-12 months. Short term leases are available.*

What do I need to do when my lease ends? 

Upon lease expiration, residents are given the option to renew their lease. They also have the option of going month to month at the market rent +10%. A 30 day notices is required if resident plans to vacate.

What are the lease breaking fees?

Cave Creek, Deer Valley, Papago: $1400 for 1/BR, $1600 2/BR and $1800 for 3/BR. | Centrado: $1000 for 1/BR and $1200 for 2/BR. | Crystal Springs: $1200 for 1/BR, $1400 for 2/BR and $1600 for 3/BR.
*In addition to the lease break fee, you'll also be responsible for paying back any discounts or concessions received during the term of the current lease. Tax is not included.

How much is the security deposit? 

Security deposits vary on status of the application. Accepted applications will pay a nonrefundable $87.50 to SUREDEPOSIT. Additional deposits will be required for applicants with conditional credit.
*Cleaning costs and/or damages to an apartment home could prevent a resident from receiving all of deposit back after move-out. The security deposit is refundable if the apartment is left in same condition as it was prior to move-in. 

Are there any application fees? 

Yes - the application fee is $40 per person over the age of 18.

Is sub-leasing allowed?

No – unfortunately sub-leasing isn't allowed.

Do you require renters insurance?

Yes - Renters insurance is required. $100,000 of property damage coverage is required and Trillium must be listed as an additional interested party.

What provider is used for tv/internet/phone? Can I get a satellite dish?

All homes are prewired for COX services. If a resident prefers to have satellite services, the satellite dishes must be placed on the patio/balcony and can't be affixed to the buildings or railings outside the patio/balcony area. Please contact your leasing office if you choose to have satellite services so they can provide additional installation requirements.

Am I allowed to have pets?  If I don’t have one now, and I get one at a later date, will my lease change?

All Trillium communities are pet friendly . If a resident doesn't have a pet initially, but wishes to add one on a later date, they could contact the leasing office to get management approval and sign a new pet addendum and pay our required pet fees and deposits. Pet fees are $30 for the first pet and $20 for the second with a $250 refundable or a $200 non refundable fee.

Is there size or breed restriction for pet? Are there quantity limits?

Maximum of 2 pets allowed per apartment home with a combined weight of 50lbs. We don't allow aggressive breeds in our community. Pit Bulls, Chows, German Sheppard and Rottweiler are not allowed.

What are the procedures if I decide to have a roommate at a later time? What is the maximum number of allowed occupants on lease?

If a resident wants to add a roommate to the lease then a roommate addendum must be signed by both the current and new resident. An application fee is required for new resident and they must meet the rental approval criteria. 1 BDRM may have up to 2 people and 2 vehicles. 2 BDRM may have up to 3 people (4 for a family with at least one family member under 18) and 3 vehicles. 3 BDRM may have up to 3 people (six for a family with at least one family member under 18) and 3 vehicles.

Do I get reduced rent if I refer a friend?

When you refer a friend to our community, you'll get $200 off your rent in the month they move in. Your friend would need to put your name on the application in the "How Did You Hear About Us?" box when they complete their application.

Are these smoke free apartments or buildings?

Cave Creek offers totally smoke free buildings. These buildings cannot be smoked inside or in any of the common areas adjoining the building, including all patios and balconies by residents, guests, and visitors.

What utilities are included in the rent?

There are no utilities included in the rent. Water(metered)/sewage/trash will show on the rental statement each month and is paid with your monthly rent. APS are the electricity providers. APS may charge a deposit based on credit history.

What are the costs for utilities that are not included in the rent? Are there any costs for setting up the utilities that are not covered in the rent?

The utilities costs vary and are dependent on resident usage. Gas/sewage/trash is equally distributed fees. To find out an estimated monthly cost for your bills you can call the utility companies and they can provide that information.

Is parking included in the rent or are there any additional parking fees? Do you have assigned spaces?

Parking is included in the rent with no additional fee. One covered, assigned parking is included. Complimentary uncovered parking spaces are open for everyone.*

Are there storage spaces available to rent?

Most floor plans include patio storage. Contact the leasing office if you're in need of additional storage and they can refer you to an off-site storage facility that's close by.*

Are there garages available to rent?

Detached single car garages are available at the community and are an additional $130 per month.*

How is routine maintenance completed for the apartment home? Are maintenance people on call 24 hours a day for emergencies? 

If a resident has a maintenance request, they can process it by contacting the front office or through the communities Resident Central online. There's no charge for filter/bulb replacement. Maintenance is on call 24/7 for emergencies at 602.336.4129.

Do you have security?

Courtesy patrol is provided by Trillium on a limited nightly basis. Services are contracted through Shepherd Security Services.*

Am I allowed to have overnight guests? If so, what is the maximum amount of time they can stay before needing to be added to the lease?

Residents are allowed to have overnight guests. Per the lease, guests are allowed to stay 2 weeks before they're requested to be added to the lease.

Are there any noise level restrictions?

Quiet hours are from 10pm to 10am, 7 days a week. No noise however should be made at any time of the day that will disturb the "quiet enjoyment of others."

Am I allowed to paint the walls? Are there repainting charges if I do not paint them back after I leave?

Painting of the interior walls is allowed. Residents are responsible for painting the walls back to the original color prior to moving out or will be charged for repainting. 

Am I allowed to hang pictures with nails?

Hanging pictures with nails is allowed given that all damages accompanying it are repaired by the resident. Residents are responsible for filling nail holes prior to move-out or will be charged for spackling.

What happens if I get locked out in the middle of the night?

In an event where you'll need access to your apartment after hours maintenance will unlock your door for a fee of $80.

What happens if I accidentally break an appliance? Or anything else in the apartment?

If an appliance or feature is damaged or broken within the apartment, a maintenance request can be processed to review the issue. Based on the nature of the cause, the resident could be responsible.

Where are the smoke detectors and do they work?

Smoke detectors are functional and vary in each community and floorplans. There is at least one smoke detector in each apartment and can be found usually in the living room and/or bedroom. 

Does my home come with a washer and dryer?

Washer and Dryers are provided in all apartment homes.*

How big is the hot water heater and is the hot water heater shared with any other apartments?

The hot water heater is 40 gallons. Every apartment home has its own hot water heater and is not shared with other apartment homes.*
